RENTAL RULES AND CANCELLATIONS POLICY

• This is a NON SMOKING house.
• PETS are not permitted in rental unit under any conditions

DAMAGE/SECURITY DEPOSIT: A refundable security deposit of $500 is requiring at the time of arrival. The deposit is NOT applied toward rent; however is fully refundable within departure day, provided the following provisions are met:

• No damage is done to house or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• No early check-in or late check-out.
• The renter is not evicted by the owner (or representative of the owner), the local law enforcement or the security company employed by My Community.

PAYMENT – A 50% Deposit is required to secure a reservation. The advance payment will be applied towards the rent. Please make payments via credit card or personal cheques payable to White Orchid Home Away. The advance payment is not a damage deposit. The balance of rent is due upon your arrival date.

CANCELLATIONS – Cancellations that are made more than thirty (30) days prior to the arrival date are subject to a 10% cancellation fee or $100, whichever is greater. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent.

MONTHLY RESERVATIONS/CANCELLATIONS

• Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior check-in.

MAXIMUM OCCUPANCY

• The maximum number of guest is limited to ten (10) persons. An additional charge or $25.00 per person per night for guests in addition to ten (10) will be assessed. A maximum twelve (12) persons is allowed on the property at any time.

MINIMUM STAY

• This property requires a two (2) night minimum stay during low and shoulder season and a minimum three (3) nights during high season or holidays weekends.

INCLUSIVE FEE – Rates include a onetime linen & towel setup. Amenity fees are included in the rental fee.

NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the house, daily maid service is not included in rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the house.

FALSIFIELD REZERVATIONS – Any reservations obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approving in writing in advance.

PARKING – Parking is limited to two (2) vehicles. An additional garage for two (2) vehicles is open for you to use. Vehicles are to be park in designated areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

SWIMMING POOL – No children under the age of 12 are permitted alone in swimming pool at any time. When using the swimming pool, remember is a certain risk associated with this facility. Use at your own risk. We will drain, sanitize, refill and replenish chemicals before your arrival.

STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. We highly recommend four wheel drives during the snow months. We do not refund due to road conditions.

TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to www.insureMyTrip.com for details and to purchase.
The house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guest are expressly assuming the risk of any harm arising from their use or others whom they invite to use the premises.
